What is FBH?


Forest by the Hills is a pristine 300 acre forest near the Tata Power Project in Karjat. This 300 acre land parcel was under the single ownership of Nath Seeds, a leading seeds company based out of Aurangabad. Mr. Nandkishor Kagliwal, the chairman of Nath Seeds had committed to preserve this forest way back in the 1970s. In addition to the native flora, lot of teak wood was planted, which later converted this mountain into a lush green mountain with a verdant valley. 3 years back, a possibility was discussed to develop a second homes community in this forest. The possibility led to the Forest by the Hills project. Right from day 1, it was conceived to be a project where forests would meet communities that cared for forests. The land was so beautiful that it attracted the right partners, first in Staycation and now with Terrana Vana, who took over the project from Staycation India. As we stayed with the property, we realized that very few land parcels in Karjat had this kind of a pristine forest left untouched. We soon began curating a community that valued the forest. The land chose its people. Over the last 3 years we were pleased to find out that our vision was shared by many. And these many came from an affluent segment of the society that cared for the land, enough to preserve it. This is the most successful project in Karjat, with over 213 acres sold in 3 years and having appreciated 2.5 times in the same period. We Measure Wealth Differently at Forest by the Hills

At Forest by the Hills, our wealth is measured in trees, birds and clean air.That’s why we mapped the ecology of the land — through a detailed Tree Survey, Bird Study and ongoing AQI monitoring.Because when you live in nature, you should know it.


The Tree Report

We documented 63 native tree species across the project and published them in the Trees of FBH Report. These trees belong to this land. And when a community knows its trees, it protects them — helping preserve the forest for years to come.

The Bird Report

Then we looked to the skies.Working with naturalists, we recorded 130+ bird species across Forest by the Hills, mapped zone-wise across the development.Here, residents don’t just know their neighbours.They know the trees and birds around them too.

The AQI Report

And what do trees and birds always reveal? Clean air.Forest by the Hills records an AQI of 35 — fresh, breathable air you can actually feel. Even the water here is naturally sweet and potable. Still need a reason to leave the city behind?
